Who we are

Skinner Media is a web-design and marketing studio for custom home builders, based in Draper, Utah. This policy explains how we handle personal information you share with us through our website and the onboarding form at /start.

What information we collect

• Inquiries & onboarding. When you contact us or fill out our "Let's get started" intake form, we collect the details you give us — such as your company or builder name, your name, phone number, email address, and Instagram handle.
• First-party analytics. We measure how our own pages are used — for example, page views and time on a page — through our own analytics (our /api/track endpoint). This helps us understand what's working on the site. We do not use third-party ad pixels or trackers (no Meta pixel, no Google Ads tag).
• Basic technical data. Like most websites, our host may automatically log standard technical information (such as IP address and browser type) to keep the site running and secure.

How we use it

• To respond to your inquiry and prepare or discuss a proposal.
• To onboard you and start building your site if you move forward.
• To contact you about your project.
• To operate, secure, and improve our own website.

Who we share it with

We use a few trusted service providers to run our business:

• Vercel — hosts our website.
• Upstash — stores inquiries, intake submissions, and analytics.
• Resend — sends our notification and reply emails.

We use these providers only to run our business. We do not sell your personal information, and we don't share it for third-party advertising. We share information only with the providers above, only to run our business, or when required by law.

Cookies & local storage

Our site may store a small amount of data in your browser's local storage — for example, to remember a personalized demo link. Our analytics are first-party and used only to improve our own pages, not to track you across other websites.

Data retention

We keep inquiries and intake submissions as long as we need them to respond, deliver work, and keep normal business records, then we remove them. Analytics data is kept in aggregate to understand how the site performs over time.

Your choices

You can ask us to see, correct, or delete the personal information you've shared. Just call or text (385) 445-2497 (ask for Ledger) and we'll take care of it.

Children's privacy

Skinner Media is a business-to-business service and is not directed to children under 13. We do not knowingly collect personal information from children.

Changes to this policy

If we update this policy, we'll post the new version on this page and update the effective date shown at the top.
